The property was let to Speedy Asset Service Limited, following the surrender of the existing lease with long term occupiers HSS Service Group Limited.
Acting on behalf of their client, Cameron Godfrey and Mark Richardson of BB&J Commercial navigated a complex and fast-moving transaction to secure the letting of this prominent industrial site.
The property, a well-located and versatile industrial unit measuring 21,170 sq ft (GIA) with a substantial yard area, occupies a key position on London Road, providing excellent accessibility to Derby and the wider East Midlands.

The existing lease with HSS needed to be successfully surrendered before a new tenant could be introduced. This required careful negotiation and coordination with all parties involved.
On top of that, high demand for well-located industrial units with significant yard space in Derby added pressure to deliver a solution quickly for the ingoing tenant whilst retaining our client’s position.
Despite these complexities, we were able to complete the deal in just five months, which was only made possible thanks to the tireless efforts of Zoe Romain and Oliver Maxwell at the Smith Partnership, whose guidance ensured a timely conclusion before the New Year’s end”.
