Importance of Rent Reviews

Following recent team expansions, BB&J Commercial are extending their involvement in negotiating commercial rent reviews.

A rent review is a type of clause frequently included within leases which, within their defined conditions, allow either the landlord or tenant to initiate the redetermination of the rent currently passing.

Typically, at regular intervals throughout the lease term, these regularise the adjustment of the passing rent to the level currently evidenced within the marketplace, by the Retail Price Index or depend upon the present profitability of the tenant’s business. Therefore, they are crucial in ensuring the passing rent reflects changes in the value of money and property overtime.

Most rent reviews are settled via negotiation between the landlord and tenant or their representatives and, understandably, this process can elicit disagreement between such parties whereby the former pursue the highest increase in rent and the latter the lowest.
