Off-Market Deal Demonstrates Strong Investor Appetite

Having put together an off-market investment deal in July of this year Derby based property agents BB&J Commercial have now secured the sale of a prestigious landmark office building on Derby’s premier business location of Pride Park.

The deal was put together by BB&J Commercial’s senior agency surveyor Chris Keogh, who worked to match up the right buyer for the transaction in a very tight timescale.

Chris said: “Investment properties are in extremely limited supply, and we have a number of very keen investors looking for opportunities. Being able to put together this deal using our expert knowledge demonstrates that with the right connections and clients there is exceptional demand in the market place. The deal was agreed before the property was even formally put to the market.”

BB&J Commercial acted on behalf of Total Integrated Solutions Ltd to sell Technology House in Mallard Way as an investment property to DI (UK) Ltd for an undisclosed amount. Scott Bailey, of DI commented “we have dealt with BB&J Commercial previously, and when they came to us with this opportunity we knew we had to take it seriously and move quickly to secure the investment. We are delighted with the purchase.”

The three-storey, 7,894 sq ft property is one of the most prominent on Pride Park, and will continue to be occupied by Lionbridge (UK) Ltd which is a multi-national software and professional services company that has based part of their UK operations in Pride Park since 2014.

Chris commented: “We have several other investment opportunities currently on the market in Pride Park and in prime locations across Derbyshire, which are all either the subject of interest or under offer.

There are healthy yields to be made on such investments due to limited commercial property supply in this area and increased investor demand so we expect these other properties to quickly follow suit.”
