Knot Hanging Around – BB&J Commercial Successfully Negotiate Former Scouts HQ Sale

BB&J Commercial has successfully completed the sale of 120 Osmaston Road, Derby, a prominent three-storey Victorian property positioned directly opposite the landmark Nightingale Quarter development.

The property, formerly used as the Derby Scout and Guide Centre, occupies a highly visible position along Osmaston Road, one of Derby’s principal routes linking the city centre with surrounding areas.

Extending to approximately 2,694 sq ft, the building offered a rare opportunity for redevelopment within a strategically positioned city fringe location.

Its location directly opposite the Nightingale Quarter, one of Derby’s most significant regeneration schemes, was a key factor in attracting interest. The development has transformed the former Derby Royal Infirmary site into a thriving residential community of more than 800 homes.

The property has been acquired by Berry Homes UK Limited, who have outlined plans to convert the building into residential studio accommodation, subject to obtaining the necessary planning approvals.

The studios will provide an affordable style of living that sits between traditional shared accommodation and a one-bedroom flat, with each unit offering its own kitchen, living and sleeping space while keeping costs lower than typical self-contained flats, with bills included.

Importantly, the proposal continues the building’s long-standing purpose of supporting people and bringing them together in a safe environment. While the use will evolve, the aim is to respectfully repurpose the building so it can continue to serve the community by providing safe, well-managed and accessible accommodation.”
