From the perspective of a Vendor the role the agent fulfils is being able to promote their property or site in the best light possible, collate and report interest, provide feedback and of course agree the terms of the transaction which is overseen to completion.
When adopting the position as the Purchasers agent clearly the roles are reversed somewhat but for acquisition purposes the agent will call upon their ability to scour the market for the best possible opportunities whether actively being marketed or off market, negotiate the purchase price and again ensure the transaction has a smooth passage to completion.
Clearly, in having a specific need to either rent, sell or purchase a property/site there may benefit from a more ‘low key’ approach so as not to upset the trading business or potentially reduce the bargaining power for any purchase or rental opportunity.
With regards to traditional Landlord and Tenant relations the agent will utilise the full repertoire of their negotiation skills. Whether this is at the grant of a new lease, renewal of an existing, rent review or in some cases reaching an amicable resolution to any possible disputes. It is not necessarily a matter of stating the facts but being able to justify your argument in a professional manner.
Hopefully, the message is clear that in order to achieve the best results in whatever commercial property transaction or dispute it is always best to appoint an agent!
