Unit 19 Shaftesbury Street sold to local investors

BB&J Commercial are pleased to have concluded the sale of Unit 19 Shaftesbury Street to local investors for a figure of £131,000.

The property forms part of the established Sir Francis Ley Industrial Estate, one and a half miles south east of Derby city centre and comprises a mid-terraced light industrial unit with a gross internal area of just over 1,300 sq.ft.

The building was originally occupied by ‘The Roof Rack Centre’ who operated their trade counter business from the premises up until 2016.  Following their departure, the premises were then occupied by a firm of poly coaters and most recently by County Skips.

The property was first marketed in August 2019 and after a week of marketing was placed under offer.  However, due to protracted and abortive negotiations the property was subsequently remarketed in late 2019 and again after an intense round of viewings, negotiation and offers, a sale was agreed.

“Whilst Unit 19 Shaftesbury Street is not the most attractive property or indeed located in a salubrious address the sale provides a good indicator as to the market demand for freehold properties from both owner occupiers and investors alike.  To achieve close to £100psf for a property which was built over 30 years ago and is in essence second hand will help to drive freehold values of existing and new build stock”’ Senior Survey Chris Keogh commented.

Should you have an existing property requirement or are considering the disposal or letting of your commercial property then please do not hesitate to contact us on either commercial@bbandj.co.uk or 01332 292825 and an agent would be delighted to be of assistance.
