With Autumn nearly upon us, BB&J Commercial have been as active as ever within the commercial property market.
With the start of the school summer holidays back in July, it would have been common to expect a drop in the demand for commercial acquisitions across the sector, however BB&J are pleased to have been consistently active during these typically quiet months. We have had a busy time agreeing a number of disposals such as: –
The successful sale of 1-3 Carlton Road, a potential redevelopment site located in a former children’s day care nursery situated just off Burton Road. The freehold was purchased for £260,000 by a local developer looking to return the nursery to its former glory facilitated by BB&J’s Mark Richardson.
The recent purchase of 52 Ashbourne Road by local investors The Sadler Gate Co for a price of £550,000. The sale was overseen by Cameron Godfrey and went to a best bids scenario. The investment comprised an existing residential building split into 4 self-contained flats along with 14 lock-up garages, each occupied generating a total of circa £33,000 per annum representing a return of 6%.
We have also agreed both sales and lettings of numerous opportunities across the region including a deal agreed for the freehold interest of 4a & 5 Bramble Street Derby, a site that includes two office buildings with development potential within close proximity to the much-anticipated Becketwell Regeneration scheme. We have also agreed a deal for the freehold interest on 73 Monk Street, a site comprising 0.22 acres currently used for car sales that has re-development potential for residential apartments, and a lease agreed on Unit B3 Crown Park, a newly constructed mid-terraced trade counter/warehouse unit located on Parcel Terrace.
