Strategic Milford Land Sale Highlights Continued Rural Demand

BB&J Commercial has successfully completed the sale of a plot of land located in the sought-after village of Milford, marking another successful transaction within the scenic Derwent Valley Mills World Heritage Site.

The site, extending to approximately 2.19 acres, occupies a desirable semi-rural position on the edge of the village, offering a balance of countryside surroundings and convenient access to nearby towns including Belper, Duffield and Derby.

Set within the land was a modern single-storey stable building, previously granted planning consent for conversion into holiday accommodation. While the planning consent had lapsed, the opportunity attracted strong interest due to the site’s setting and development potential.

The transaction demonstrates continued demand for well-positioned land opportunities within desirable village locations, particularly those offering flexibility for future planning and redevelopment potential.

The vendor praised the professional and supportive approach taken throughout the sales process, stating: “Everybody knows that selling a property is stressful so when I decided to sell my field and barn, I approached the subject tentatively, knowing I’d be letting myself in for all sorts of emotional rollercoasters; hassles, haggling, elation, disappointment — the list seemed endless.

BB&J Commercial, Derby was recommended to me by someone whose judgement I trusted so I didn’t hesitate in making contact with them. My first conversation was with Mark Richardson who arranged to meet me at the property.

When I arrived, I was met by him and Cameron Godfrey with both of whom I quickly felt at ease. Their approach was extremely professional but friendly and easy as well. We chatted quietly about the property and I explained my sentimental attachment to it and how daunted I felt about dealing with the sale and my need for support.

When we parted, I felt I’d found the right people for the task.

I dealt with only Cameron from that point on.

In him I found a sympathetic ear, a calm and reassuring expert who was taking on every aspect of the sale. Within a day of our meeting he’d started the ball rolling and was actively setting all the wheels in motion.

Along the way, he kept me informed, he checked with me before actioning, he contacted me regularly, even when there was nothing new to report, just to reassure me and keep in touch. At no time did I feel I’d been pushed aside nor did I ever think I was kept waiting for information. I never had to chase anything up. There was a deadline to be met and Cameron ensured it was achieved.

Competent and reliable. Informative and supportive. I couldn’t have wished for better.

Thank you for successfully bringing me through this project without any of the issues I’d feared.”

Cameron Godfrey, Surveyor who oversaw the transaction commented: “I am delighted to have successfully concluded the sale of this unique site. Its location within the Derwent Valley Mills World Heritage Site, combined with its semi-rural character, generated a high level of interest from a range of buyers.

It was particularly important to us to ensure the process was handled with care and sensitivity, given our client’s personal connection to the property. Maintaining clear communication and providing consistent support throughout was a key priority.

We’re pleased to have achieved a positive outcome for all parties and to have guided the sale through to completion within the required timeframe.”

A huge thanks to Donna Fraser at Geldards for her assistance throughout”.
